We arrived to check in at 00:30 and the concierge was very rude and useless. He forgot to inform us that we have to book the breakfast every day, even was already paid (25 euros each breakfast per person). So the first day we wake up early to enjoy it and we didnt have space. I've a mixed feeling booking this hotel because of the mixed review, nonetheless, I've decided to try. We have a little bit of trouble finding the place as the street names are a bit confusing. Once we arrived at the hotel, we were welcome by Ludovico and Agnese had made the checked -in seamless. What a nice staff this place has! On top of a convenient location, clean, comfortable and quiet room and an OUTSTANDING breakfast, we couldnt have been happier with our Venetian stay. Carmen at the front desk was so helpful and friendly. If we ever find our way back to Venice, we will be booking here....

Location is excellent for St Marks Square with easy reach of water tax/ bus stops etc.
We experienced a number of negatives about this hotel though.
Firstly, there is a noisy bar beneath many of the hotel rooms which spoilt one of our nights when we needed an early night to recover from an early flight and busy day.

The very best location for everything in Venice. Excellent restaurants within walking distance.One is even ten steps across the sidewalk. The breakfast is extremely organized and beautiful and delicious. Professional staff and housekeeping is excellent....
